Overview

The Utility Insights Dashboard provides a comprehensive view of utility-related risks within your project. By analyzing utility line locations, Right of Way (ROW), parcel zoning, and utility crossings, this dashboard helps you proactively assess existing project risks and reduce delays. The dashboard also allows you to interact with your data by clicking on the map to explore where potential risks are located.

With this dashboard, you can:

βœ…Get a complete risk assessment summary powered by 4M's AI Agent

βœ…Analyze ROW and easement requirements

βœ…Understand parcel impact on utility planning

βœ…Identify utility crossings and potential conflicts early

βœ…Assign a risk level (Low, Medium, High) based on your project assessment

Key Data Points and How They're Gathered

Overview Summary

The Overview section consolidates key insights from:

  • Estimated Right of Way Analysis – Highlights utilities inside and outside the ROW, helping to estimate costs and permitting timelines.

  • Parcel Information Analysis – Assesses how different parcel types intersect with utility lines, affecting easement requirements.

  • Utility Crossings Analysis – Identifies high-risk crossings that may impact project feasibility and route planning.

  • User-Defined Risk Ratings – You can manually assign low, medium, or high-risk levels based on your preferences and project objectives, considering factors like:

    • Utility coordination and relocations

    • Easement process time

    • Safety concerns

    • Environmental impact

    • Time, costs, and resources

  • Risk Assessment – Get a complete risk assessment summary powered by 4M Agent, including key areas at risk within your project:

    • 20-inch+ pipeline locations

    • Critical infrastructure sites (schools, gas stations, cemeteries, etc.)

    • High-voltage, high-pressure utility lines

Estimated Right of Way Analysis

See what percentage of utilities are inside or outside the ROW and how that impacts permits, relocation, and scheduling.

  • Miles of utilities inside estimated ROW – Helps estimate relocation costs and coordination efforts with utility owners.

  • Miles of utilities outside estimated ROW – Identifies potential land acquisition costs and permitting delays.

  • Utility Sector Segmentation Within Estimated ROW – Categorizes utilities by sectors to identify utility-specific risks and coordination needs.

πŸ‘‰Data Source: 4M Analytics' proprietary utility database, GIS mapping, and ROW estimations.

Parcel Information Analysis

Measures Identify which parcels are affected by utilities and whether easements or right-of-entry approvals are required.

  • Residential

  • Commercial/Industrial

  • Institutional

  • Natural Resources

  • Critical infrastructure sites (schools, gas stations, cemeteries, etc.)

Helps determine easement complexities, potential cost, and project feasibility.

Utility Crossings Information

Categorizes utility crossings based on construction safety and environmental impact.

  • Identifies high-risk crossings such as gas lines, high-voltage electrical crossings, water and sewage, or congested utility corridors.

πŸ‘‰ Data Source: Utility network mapping and historical project data.

Utility Data

Data Point

Description

Data Source

Utility Line Segmentation

Displays the total length of utility lines, categorized as overhead and underground, providing a clear scope of utility distribution.

4Ms' utility mapping, GIS data, and survey records

Utility Ownership

Reports the total number of utility owners involved in the project, helping assess coordination complexity.

Public utility databases, service provider records, and proprietary 4M datasets

Utility Objects Segmentation

Identifies objects detected on the surface, such as utility poles, transformers, and manholes, offering a clearer picture of above-ground utility infrastructure.

Remote sensing, and satellite imagery analysis

How It Works

The Utility Insights Dashboard leverages Generative AI and mapping algorithms to identify and assess utility risks. Key steps include:

  • AI-Powered Analysis – Uses Generative AI to summarize project and utility data, providing risk-based insights and key concerns for quick review and easy sharing with stakeholders.

  • Data Integration – Aggregates ROW, utility, zoning, and parcel data into a centralized system.

  • Risk Evaluation – Identifies potential permitting delays, easement complexities, and high-risk crossings.

  • User Input – Allows users to assign risk levels (Low, Medium, High) based on variable factors determined by the user.

  • Interactive Map-Based Analysis – Provides instant filtering and allows you to interact with your data by clicking on the map to explore where potential risks are located.

User-Defined Risk Ratings

Users can manually assign and adjust risk levels within the Utility Insights Dashboard based on their preferences and project objectives. Below are suggested examples:

🟒 Low Risk – Minimal impact on ROW, permitting, or construction.

🟑 Medium Risk – Requires some coordination, but within manageable timelines.

πŸ”΄ High Risk – Significant obstacles requiring permits, easements, or relocation efforts.

By rating risks early, teams can adjust plans and avoid costly delays.
